I just have to respond to a comment by our local brainiac (not making fun of you, really mean it), the Blakestah. Stah, with all due respect, I think you missed the forecast on this one. Real Estate not a good long term investment? Wow. Name one investment that is better. In terms of tax treatment, historical returns, etc. You must like paying ordinary income on your earnings. You also must be new to California Real estate.
Here are a few simple examples from personal experience. These are just a few.
Long term
1)Great Grandmother- bought ranch in Marysville (olives) in early 1900's Still in family. Worth over 175x what she paid for it
2) Grandmother: Bought two acres in Mendocino and built house in late 50's on the cliff. All in for about 45K. Just sold for 2.5mm. Figure out the return. exempt from 500K on gains.
3) Mom- Bought house on peninsula for 50K in 1963. Sold three years ago for 3.7mm.That same house is now worth 6mm easy. that is a 74x return, plus the writeoffs and shelter on gain. Do the math on annual appreciation.Then tell me wher to beat it. I would love to know
Short term:
Bought 100 acres with partner in Desert for 65K per acre Feb 04.(leveraged at 75% loan to cost, 150 basis points above libor) Mapped for 390 lots, spent 3mm on sewer and water offsites, and 250K in entitlement (engineering, environmental, etc). No onsite improvements. Sold last month to # 4 publically traded homebuilder for 145K per lot. Bulk sale. Do the math. 1031 out for no short term tax burden.
Oh, and the tax basis? Long term capital gains. That would be 17%.
Dennis hit the nail on the head, Residential market softens? Buy apartment dirt. Commercial lease up in the toilet? Map for office condo and sell entitled office condo. Apartment market in the toilet? Buy apartment at 8% cap rate and condo map and sell as condos.
1031 out of it and leverasge into a few deals. Then leverage those deals at a 70% loan to value.Tax free cheap money. No one is making more dough than the guys in this space, with the exception of a few software guys, who are all paying ordinary income (42%)
Yes, you will have to pay the 1051 piper eventually, but there are ways around that....

The rule of thumb from Rich Pavel (San Diego Fish Masta) is get one about your height. Without getting into the science Manny From Mandala in Santa Cruz told me that the two extra trailing fins make it go backside better. My experience so far is that on a fish you can turn a waist-high mushburger into a really fun wave.

Not sure if you want that much info though. The calls is a requirement for nursing. I took it cuz I was doing some backpacking and had a few wild trips planned in back-country that never panned out:(

One of my college buddies had a 4.0 in mechanical engineering at Duke, went on to get an MBA at UCLA, he thinks real estate is mediocre long term. His reasons???
Long term appreciation vs CPI - doesn't keep pace with others. You have to factor in upkeep as well.
That's not to say some people don't make a killing - cuz they do.
Surfed same spot as yesterday - kdalle's break - alone again, maybe some chest high thumpers at best, but breaking pretty nearly top to bottom. Got thumped in 6 inches of sand a lot. Good fun.

(I tried to make the pic smaller but the blog software seems to nuke the width tag.) He also captured the near collision with a kneeboarder that ended the ride.

got to the beach this AM, which isn't so big a deal unless you consider the 3:45 wakeup call it takes to DP. thus, i get one AM a week. today offered a sparking sunrise on micro peelers and the occasional chesty wedge. and i will freaking take it!!! haven't been this psyched since...i don't remember when. so tired of victory at sea in frigid temps. best part is the locale was a previously unpaddled-around point (for me).

I remember loving your rear arm extension. That day seemed so mellow and your posture was so full on. Then I saw the pictures and there was definitely some size on some of those humps. I think the day before and the day after was 1/2 again as big so it made that day seem like it was no big deal.

Consumer price index goes up 10-12% in the same time - 5 years.
People win the lottery too, but that doesn't make it the basis of a good long-term investment strategy. Obviously a lot of people do invest in Bay Area real estate, and it has made people a lot of virtual money in the last five years. You could have said the same about tech stocks in the 90s.
