there's a big write-up today in the chronicle regarding bonfires on the beach. so far most of the comments received regarding the ban have been against it. i guess people really enjoy stepping on nails and broken glass.

the next big one is in no way going to lower housing prices. if a significant portion of the housing stock is damaged or eliminated, supply goes down, demand remains the same so prices skyrocket. the next "big one" (1906 magnitude) on the san andreas won't be for another 100 years - this is the one that will

people who own are sitting really pretty right now. and for the rest of us who didn't jump on the bullet train, Tracy, Oregon, New Mexico are looking like pretty good options

Earthquake prediction is not an exact science. We have no idea when the next quake might occur, or which fault will rupture. Seismologists deal in probabilities only (as in a 62% chance of a 6.7 or greater occuring before 2032)

Loma Prieta was in no way the Big One, and it didn't release built up stresses along the San Andreas fault since 1906. (In fact, it wasn't even the same fault)

The homes that survive the quake might appreciate in value, depending on how liveable the city is following the quake. The ones that are significantly damaged or destroyed (either by quake or fire) are a different story. Very few San Francisco homeowners have earthquake insurance(its unafforable), and most homes haven't been seismically retrofitted. Most of the Sunset district is built on sand dunes. These people will be left with no home, and in many cases a nice fat mortgage to pay off.

Sorry, my boss approached mid-post and in my panic, I hit post instead of close my window. Wasn't able to finish my thoughts. I'm a little sensitive right now because for the last two weeks I've been atop the most "Spyware/Malwared "computer in the company.

Anyway, my point was that the San Andreas is not really primed for the next "big one" for about another 100 years. The return period on large quakes on that fault are about 250 years and there hasn't really been a lot of observed strain on the fault in the area nor any precursor tremblors. Earthquake prediction is probability based but once an event occurs, the probability of that event occuring again drop way down and rise again slowly over time. This is different then say hurricanes. The fact that Hurrican Katrina happened last year doesn't lower the probability of Katrina happening again this year. Same probability. But in 1907 the probability of a major earthquake on the San Andreas near SF was very small. And remains small today, 100 years later. But it will SIGNIFICANTLY rise over the next 100 years - then people in SF should start buying insurance.

The Hayward fault is a totally different animal. Hasn't ruptured since 1880? and there are scary signs of large strains building up along this fualt. This fault will rupture soon - and this is a lot of the 62% probability you speak of. And when it goes - the East Bay is probably pretty fucked. And of course this damage will spread out of the area into soft spots of SF and the South Bay, Loma Prieta-Marina type damage. Unless you live within a mile or two of the fault - hardly the "big one".

But to me - the East Bay is a foreign country. I don't ever want to live there. 880 traffic is where I will go when I go to hell. So I bias my view as a San Franciscan. Sure a lot of services (Water from Hetch-Hetchy, BART, Electricity, Food, Highways) come from the east but the SFPUC is working on seismically upgrading the water system, The new Bay Bridge is going up, so all in all, I feel pretty safe.

But when the East Bay goes to shit - structures of all types on the Peninsula will be in very, very high demand. Even though the city was a war zone post 1906, rents went through the roof. But if your house does fall of your foundation - the cost of your structure compared with the value of your land is pretty small - so with a little FEMA help and an equity line, you'll be able to rebild your dream house. I will neve shed a tear for an SF landowner, just for us poo old renters. We'll be kicked out before the shaking stops so our landlords can get a low interest loan and rebuild five story condo buildings (another story) they've always dreamed of and make a real killing.

My advice if you are a SF homeowner is to pop some of the bubbly tonight and realize how good you have it. Then go to Home Depot tomorrow, bolt your house to the foundation, and put up as much plywood on any exposed stud walls as you can. If your a renter? Go to the sports basement and pick yourself up a nice roomy tent and a Coleman camping stove, and get used to the idea of taking a crap in Golden Gate Park.

And vote for public infrastructure bonds whenever possible.
